Gatherings of family and friends will enjoy the many spaces this holiday home has to offer, not only inside, but outside in the wonderful landscaped gardens. There is something for everyone....and set in the Kent Downs there is an abundance of walks on your doorstep, as well as a pub within walking distance you won't ever want to leave.

Enjoy breakfast in one of the two kitchen areas, both overlooking the gardens, or enjoy dinner at the grand banquette dining table with it's very own bar - a real entertaining space. For the adults, enjoy a glass or two in the large bubbling hot tub on the patio, overlooking the surrounding countryside with sheep as your neighbours.....whilst the children enjoy the sunken trampolines and play equipment, or a game of football on the lawn. For those chilly winter days cosy up in front of the wood burning stove with a glass or wine or a hot chocolate... or enjoy a long relaxing soak in one of the luxury baths. Enjoy lunch on the terrace on a sunny day with dappled light from the stunning Indian Bean trees in the garden.

The house has been known to hold a party or two..... the cottage on the grounds used to be a recording studio which was frequented by Bob Marley and Desmond Decker....the roof was very much raised with long evening sets at the farmhouse - if only the walls could talk...! Whatever your needs for the perfect weekend away be it fun or peace and tranquillity all this and more can be enjoyed at your very own country retreat near Ashford.

Highchair and travel cot available on request. Please bring your own supply of linen.
The wrap around gardens are available for guests. The entry drive is shared with a lodge that the owner lives in.
Please note music is permitted but we do ask that noise outside is kept to a minimum in respect of the neighbouring properties.

Two well behaved dogs are welcome. Please note additional pet charges are £30 per pet per week (or part of) will be charged. The grounds are fairly well secured for pets but smaller dogs may escape. 
Please note check in is 4:30pm and check out is 10am.
Children's play park is provided - please monitor children at all times. 

Important notice:
Due to the age of the property many of the rooms have sloped ceilings and limited space either side of the beds. Impacting all rooms aside from the master bedroom. 
Staircases are carpeted but steep and curved. Ropes and handles provided but not suitable for those with mobility issues. 
The attic bedroom is a great family space - carpets being replaced in Winter 2021/22
This grand period holiday home offers a museum like experience, please be forgiving of this old dame and note has continuing improvements being made.
 

House Rules

We would respectfully ask that the following house rules are adhered to, to avoid any damages to our beautiful holiday home. Should any damages arise please note charges may be taken from your security deposit.

Please ensure you vacate on time to allow our housekeepers to enter the property and prepare it for the next guests.
Smoking is not permitted in the property at any time.
Please note for insurance purposes the number of guests must not exceed the total occupancy of the house.
For fire safety reasons please do not use any candles in the property.
Please note stag parties are not permitted.
Please note quiet hours are between 11pm and 9am. Please be respectful to neighbours.
Amplified music is not permitted.
Families take care to monitor children using the children's play equipment and trampolines
The Gym equipment is provided but please examine and take care before using.

In The Area

Situated in an Area of Outstanding Natural Beauty, the North Downs, there are fantastic footpaths on your doorstep worthy for exploration. The Red Lion pub is only a 2 minute walk away. Charing is a beautiful village steeped in history, with easy access to good motorway connections, the seaside and the Cathedral City of Canterbury. The Romney Marsh is also on your doorstep to enjoy.
