Accommodation is distributed over one single level:
Entrance welcomes you into the hallway with boot / utility room beyond housing washing machine, tumble dryer, dog shower and spare fridge / freezer.
Open plan kitchen with built in electric double ovens, microwave, induction hob, fridge, wine fridge, Quooker hot tap, Nespresso coffee machine. Air-conditioned
Dining space with bi-folding doors to garden, dining for 6 people overlooking gardens
Open plan sitting area with comfortable seating for 8, Smart TV, wood-burning stove, bluetooth speaker.
Attention to detail with high end quality furnishing and decoration to what you may expect to see in a five star hotel. Soft lighting, underfloor heating in each room as well as air conditioning in the summer.
Luxury toiletries are provided in the bathrooms. Nobel Isle.

All beautifully themed in keeping with their names and are offered as complete suites with own en-suite bathrooms. Each room includes shampoo / conditioner, sanitiser gel from premium toiletry supplier Nobel Isle. High cotton count hotel quality linen, plump towels and robes. Underfloor heating controls, soft dimmable lighting, air-conditioning and USB sockets by the beds.

Please note check in is 3pm and check out is 10am
We would like to make you aware of some house rules and information for your own comfort and also for the comfort of future guests.
Smoking is not permitted anywhere inside the property. (£500 fine)
We ask you to vacate the property at the time detailed on your booking information.
Please report any breakages by leaving a note in the property on the kitchen island.
Please do not use any candles aside from the supplied tea lights in the sitting room - for fire safety and insurance reasons.
Please do not leave fires or bbqs unattended by leaving the property whilst burning. Use safety guards and equipment provided. The wood stove door must remain closed when in use (other than when lighting).
When departing from the property please load all dirty crockery into the dishwasher and run it.
Please ensure all windows and doors are locked on exiting, leaving the key back in the keybox, which requires the code to be entered on unlocking and locking.
Due to Covid advice please strip your beds and leave in a pile in each bathroom.
Please place used towels in the bath or shower areas.
Please do not eat or drink in the hot tub. Also read the specific guidelines on use carefully before using.
Monitor children at all times
One well behaved dog is permitted, please do not leave them unattended nor roaming the gardens. Dogs are not allowed in the bedrooms or on the furniture, so please bring your own dog bed. There is a dog shower in the utility room – please bring your own dog towels and please clean up dog hair a detritus behind you. Please bring poo bags for cleaning up behind your dog and dispose of these in the wheelie bin (large green).
Be careful what goes down the toilets.
No food on the sofas/chair and no food or drink, other than water in the bedrooms.
No shoes indoors - there is shoe storage in the lobby.
The grass area is currently out of bounds as this is under repair and grass seed has been sown. There is a lovely large patio area for you to enjoy the outside space.
Parties are not permitted at any time. No loud music after 10:00pm please. Hot tub quiet time is between 23:00 and 08:00 so no use between these times please. Please be mindful of neighbours when enjoying time in the courtyard or terrace at night.
No sanitary products to be flushed down the toilets. Sanitary bags are provided in the bathrooms for disposal in the bin.
On departure please empty all general waste bins into a black sac and place in the wheelie bin.
Please use the place mats provided, in the drawer under the oven, when using the dining table.
It is essential that local council rules on rubbish disposal and recycling are followed as per the instructions provided in the property handbook.
On departure please pop the key back in the lockbox (the number needs to be entered to open and then again to close the lockbox).
In The Area
Nestled in the rolling North Kent Downs, an area designated as being of outstanding natural beauty, with countless lovely walks, cycle routes and country pubs. Also nearby are two popular local pubs - Chequers Inn, Doddington and The George Inn, Newnham - Brogdale - The Home of the National Fruit Collection (5 miles) - garden centre, farm shop, cafe, cider shop, chocolatier and various artisan craft shops. - RSPB Elmley National Nature Reserve (15 miles) - Faversham (6 miles) famous for local ciders, butchers and fine food destinations such as Macknade. Also host to a yearly hop festival and home of Shepherd Neame, the country’s oldest brewer. - Leeds Castle, whose epitaph is ‘the most beautiful castle in the world’ (9 miles) - Whitstable and Tankerton (12 miles) - oyster festival and foodie delight. - Canterbury (12 miles) with its historic cathedral, beautiful medieval streets and shopping - Dover (25 miles), home to Dover castle and the underground headquarters of Operation Dynamo (WWII). Getting around is easy by road and rail - the nearest station is Faversham, with direct trains running to and from London Victoria. Also within easy reach of Dover Ferry Terminal and less than 30 minutes from Ashford International (Eurostar).
