This holiday accommodation is quite literally breathtaking with huge rooms heavily beamed, contemporary touches and a bespoke table to seat all your guests in the wonderful dining hall. This Kent holiday house and cottages are in excellent condition throughout with several seating areas, games area, playstation, enormous kitchen with space for all, swimming pool tennis court, and a large garden.

Great Higham Barn: sleeps 18 + 8 in 7 bedrooms, 2 sofa beds and 4 futon beds in reception rooms, 1 family bathroom, 4 en suite bath or shower rooms and 1 WC.

The property is entered via the double height barn door which leads into a double height glass walled atrium.
Main dining area seats 18 with French doors leading to the rear patio area.
Kitchen: split into three ’rooms’ - the main cooking area, with sink, double range electric oven and extractor fan, two dishwashers and a large fridge. A second dining area overlooking the garden seats 12.
The utility room has a washing machine and separate dryer.
Snug/play area with PlayStation (sorry no games provided), TV/DVD
Main sitting area: seats 14 with beanbags, TV / DVD

Ground Floor
Master bedroom (sleeps 2) king size double bed, en-suite bathroom with bath and integral shower.
Double room (sleeps 2) double bed, en-suite shower room.

Outside there is a private garden with large patio area and seating, and private off road parking for several cars on the driveway or undercover. Use of shared outdoor swimming pool and tennis courts. Private use of hot tub.


Underfloor heating throughout
All forms of digital music are catered for with USB links for most MP3 players. DAB radio and CD player also available. (Docking stations may not be compatible with some older iPods). DAB radio and CD, iPod, iPhone, iPad, docking station may not be compatible with some iPod classics.

Cherry and Plum Cottages: both sleep 4

Sitting room: wood burning stove with supply of logs, 1 sofa bed, TV/DVD.  Interconnecting door between cottages.
Kitchen: granite topped kitchen with breakfast bar equipped with washing machine, fridge, electric oven, electric hobs, microwave oven and kettle. Dining area seats four
Galleried twin bedroom: 2 single beds (sleeps 2)
Family bathroom on the ground floor, with bath and integral shower
The cottage can be let together with Plum Cottage as there is an interconnecting double door if required.

Secluded garden (not enclosed) with BBQ, patio and seating for 4. Private covered off road parking for two cars.

Things You Need to Know
This is a carbon neutral development and all heating is supplied by the estates own coppiced woodland at no charge to the holidaymaker.  In addition, much of the electricity comes from a renewable source.
All logs for the wood burner are provided free of charge.
Guests use the hot tub and pool facilities at their own risk, and due to harsh chemicals used for maintenance purposes some skin types may react. Please note the pool is heated, and available from Good Friday to 31st October, but is weather dependent.
Pool towels are provided.
Guests who are using Great Higham Farm as a celebration venue should be aware that music is only permitted until 11pm. Please be respectful of neighbouring properties and refrain from making any noise after this time.
BBQ's are coal fuelled - The coal is not supplied
Pets are welcome. Please note additional pet charges are £30 per pet per week (or part of) will be charged.
House Rules
We would respectfully ask that the following house rules are adhered to, to avoid any damages to our beautiful holiday home. Should any damages arise please note charges may be taken from your security deposit.

Please ensure you vacate on time to allow our housekeepers to enter the property and prepare it for the next guests.
Smoking is not permitted in the property at any time.
Please note for insurance purposes the number of guests must not exceed the total occupancy of the house.
For fire safety reasons please do not use any candles in the property.
Fireworks and chinese lanterns are not permitted due to thatched roof.
Please note quiet hours are between 11pm and 9am. Please be respectful to our neighbours.

To ensure Government guidelines are followed in relation to Covid-19, during your stay at Great Higham Farm guests will be allocated specific time slots to use the shared facilities of the swimming pool and tennis court. Please see the timetable below. This may be subject to change dependent on the Covid-19 guidelines in place at the time of your stay.

In The Area

If you can tear yourselves away from this wonderful spot and all on offer at the barn then there is lots to see and do in the area. Leeds Castle with Go Ape, Segway and the stunning grounds itself is within 20 minutes, Canterbury Cathedral and St Augustine's Abbey are also within easy reach and if you fancy a brewery tour, Shepherd Neame is based in nearby Faversham.
